The comprehensive management services include budget creation, non-profit corporation filing, insurance, tax filings, common space maintenance and improvement, mailbox cluster installation and key distribution, and acting as a liaison between homeowners and developers.
Plats/Restrictions:
As a board member or resident, a copy of your neighborhood’s plats & restrictions are available through the Appfolio portal. If you are a real estate agent, prospective buyer, or just looking to find the documents for a specific subdivision, click here to request those documents.
As a Board Member:
Receive monthly Board Member Packets that include: Dues, Violations, Financial Statements, Architectural Reviews. Vote and approve all bills through your mobile device or computer. Plus, group messaging to make communication easy! Don’t just take our word for it, hear it from one of our board members!

Great question! The HOA is responsible for a few different things.
Maintaining Common Areas: We oversee and maintain common areas within the community, such as mailbox clusters, parks, swimming pools, clubhouses, and landscaping.
Enforcing Rules and Regulations: While the developer establishes the restrictions and bylaws, it’s the HOA that enforces rules and regulations to maintain a certain standard of living within the community. This can include architectural guidelines, landscaping requirements, and noise restrictions (these vary depending on your neighborhood specific restrictions). However, if the board in your community decides not to enforce a regulation, we have to go by their decision.
Collecting Dues: HOAs collect monthly or annual dues from homeowners to fund common area maintenance, repair, and other community expenses.
Budgeting and Financial Management: We create and manage budgets alongside your community’s board to ensure that the association has the necessary funds to cover its expenses.
Resolving Disputes: We may mediate disputes among homeowners or enforce rules through fines and other measures.
Providing Amenities and Services: Depending on your community, we offer additional amenities or services, such as security patrols, trash removal, or snow removal, or internet/wifi bundles.
Community Events and Activities: We love to organize community events and activities to foster a sense of community among residents!
Architectural Review: We/the board will review, approve, or reject proposed changes to homeowners' properties to maintain community aesthetics and property values.
Insurance: We maintain insurance policies to cover common areas and shared property.
Annual Meetings: We hold annual meetings to update residents on community matters, discuss budgets, and address concerns.

No, the HOA’s authority is limited to the governing documents (such as the Covenants, Conditions, and Restrictions [CC&Rs], bylaws, and rules). The HOA does not have jurisdiction over matters outside these boundaries. The HOA can only enforce what the board will allow.
For example, the HOA cannot enforce city or county ordinances, private property disputes, or regulations not explicitly stated in the governing documents. The HOA does not have legal authority to perform actions such as making arrests or removing animals from a property.

Matters such as noise complaints, animal complaints, or disputes between neighbors unrelated to HOA rules should be directed to local authorities, such as the police or city code enforcement.

The HOA is responsible for maintaining the common areas, enforcing the rules set forth in its governing documents, and ensuring a harmonious community within its jurisdiction. Extending beyond these responsibilities could overstep legal boundaries or result in unfair enforcement.

Monthly HOA dues can be paid in a few different ways!
Check: Visit our office during business hours or mail a check to:

Appfolio: Appfolio accepts debit/credit cards and e-check processing for monthly due payments. Simplify your monthly payment process by signing up for autopay!
Bill Pay via Bank: Through your bank, set up bill pay to conveniently pay your dues. Your account number will be your address. (i.e. 123 Main St would read as “123MainSt” through bill pay.)

This generally depends on the bylaws and/or developer for your neighborhood. Typically, it’s within three months of the final new construction home being sold that the board is established. You will receive notice from our HOA management team once we’ve reached this point in the process!

An architectural review is how your HOA board can enforce standards in your neighborhoods and developments to keep them uniform.
A resident that wants to make a change or addition to their property can submit via Appfolio.
Include any building/project sketches, photos, and site plans in your submission!
