At Byers & Harvey, we believe in making the rental process straightforward and transparent. Our rental requirements are designed to ensure both property owners and applicants have a seamless experience. We evaluate applications comprehensively, striving to find the perfect match for each property.

We have a $50 NONREFUNDABLE application fee per adult. Each applicant 18 years of age or older is required to submit an application. Applications are not complete until everyone completes an application. Properties will not be shown until the application has been approved.

To complete our rental application, it is required to provide recent residential history and contact details for your rental references. You will be asked to provide valid identification and proof of monthly income.

When determining rental qualifications, applicants must make three times the monthly rent for said property.
For example, if an applicant's gross monthly pay is $3,000, they would qualify for $1,000 in rent. If an applicant's gross monthly pay is $1,500, they would qualify for $500 in rent.

Once applicants have passed the credit, income, background, and rental history check, applications are approved for a dollar amount based off of proof of income submitted. Applications remain on file for 90 days and can be used towards multiple properties that fall within the applicant's approval range.

Holding fees will be used as security deposits at lease signing. If lease is not signed, holding fee will be forfeited. We will hold this fee for a maximum of two weeks after the readily available date.

Each property will or will not have a pet policy specific to said property, decided by the homeowner. For pet friendly properties, we require a photo, rabies records, and any other applicable information for approval.

Rental verifications will be done for each leaseholder applicant, if applicable. Any evictions from previous rental agencies, balances due, or judgements filed will result in an automatic denial. Rental history must reflect prompt payments, no lease violations, proper vacate notice provided, and no reports of poor conduct.
